Southborough,  MA 11/9/07 - Marlene Aron, representing the Seller, John Garabedian, has sold 56 Central Street - a 3,044 s.f. 2 story office building located just off Rt. 9.  The Seller had substantially rebuilt the building in 1998 with an addition that was approx. 2/3 of the building.  The new owners will use the building as the new site of their law firm.  The selling price was $540,000.

Framingham, MA 11/2/07 - Michael Seadia & Marlene Aron sell 2 - 18 Beacon Street, a 5,600 s.f. modern Asian restaurant bldg. to a 2 Beacon Street LLC who has leased the building to Green Tea II.  The selling price was $2.2M.  IPS represented the Seller - Brian Duine owner of Michi Kusa restaurant.

Framingham, MA 10/25/07 - Michael Seadia represented the Seller and was the sole broker in the sale of 1291 Worcester Road, a 2 story - 8,000 s.f. office/retail building.  The selling price was $1.6M.  The buyer, a kitchen design center will occupy a portion of the building.

Natick & Framingham, MA 10/22/07 - Marlene Aron represented 3 longterm clients for lease renewals.  Chic Boutique at 419 Worcester Road, Framingham,  Village Kids at 68 Middlesex Rd, Natick & Lapis Lazuli  Inc. at 50/60 Worcester Rd., Framingham have extended their tenancies.

Northboro , MA - 10/17/07 Katherine Wellington leases a 5,000 s.f. industrial building on Lyman Street.

Holliston , MA -  9/17/07   Michael Seadia sells a 2- story 17,404 s.f. industrial building on a 1.07 acre site with 1 drive-in door. & 15' height for $299,900.  The buyer will renovate the existing structure.

Bellingham, MA -  9/10/07 - Eric Brosler sells a $10,800,000 145 acre industrial land site located just off Rt. 495.

Framingham, MA 9/4/07 - Commonwealth LaCrosse has extended their retail lease at 255 Worcester Road. Marlene Aron has represented the plaza known as Marc Place for 12 years.  Other tenants include: Cambridge Eye Doctors, Quest Labs & LA Weight Loss.

Ashland, MA 8/31/07 - 190 Front Street, a modern office building owned and built by its present owner is now 100% leased.  TeraCode, a company with over 150 employees worldwide has signed a longterm lease.

Framingham, MA 8/7/07 - Michael Seadia closes the sale of 866 Waverly Street - Rt. 135.  Details to follow.

Millis, MA 7/31/07 - Marlene Aron, representing Sihk Darma of Mass, Inc. has sold 352 Village Street, a six unit property to 352 Village LLC for  $475,000.  Aron specializes in non-profit representation.  Denise Russo, of ERA Framingham represented the Buyers, who are contractors with plans to upgrade the units and keep the property for investment.

Ashland,  MA 6/22/07 - Marlene Aron represented AHAB Realty Trust in the its 2nd leasing transaction this year. 200 Butterfield Drive - Unit B was leased to ICSN Group, a California based company, who has over 25 sales locations worldwide.

Natick,  MA 6/15/07 - IPS sells a 2 building office complex on Rt. 27, located at 260-264 N. Main Street.  260 N. Main is a freestanding   1,716 s.f. 2001 Contemporary office building and 264 N. Main is a 7 tenanted office building.  The sales price was $1,825,000.  Marlene Aron represented the Seller - Middlesex Realty Trust.

Framingham,  MA 6/14/07 - Venture West Plaza will have a new well-known upscale men's clothier shop. Venture West Plaza is anchored by several national tenants including Legal Seafood, Cingular, Pearle Vision Centers, Elizabeth Grady Skincare, Great Cuts etc.   Marlene Aron represented the Lessor and Jonathan Lapat represented the Lessee. 

Ashland & Framingham 6/10/07 - Marlene Aron negotiates 3 lease renewals.  LA Weight Loss - Rt. 9 Framingham, Longrun Strategies - Ashland & Nail 2000 - 419 Worcester Road, Framingham have all renewed their existing leases.  Marlene has represented each Landlord for more than 14 years.

Framingham, MA 5/25/07 - Jim Gordon of Gordon Real Estate and Marlene Aron of IPS lease 116 Cochituate Rd. - Rt. 30 to Cryten Learning Centers.  Aron has represented the Lessor, Ro-Vic Realty Trust, for over 15 years.  The site is now 100% occupied.

Natick, MA 5/20/07   - Watch for a new Granite Design Center at 42 Worcester Street - Rt. 9 on the Wellesley line.  Marlene Aron, representing the Lessor has leased the 2,079 s.f. store. 

Marlboro, MA 5/16/07  Michael Seadia sells a 5 tenant strip mall in Marlboro.  

Westboro, MA 4/25/07  Michael Seadia leases 6,800 s.f. on Route 9, Belmont Plaza to Flooring America, a floor covering retailer offering a wide selection of flooring including carpet, laminate flooring, hardwood floors, vinyl, area rugs and ceramic tile.

Northboro, MA 4/23/07
  Michael Seadia leases 162 Main Street, 2,000 s.f. retail building to Florist and Gift Shop company, that has an option to purchase the property at the end of their  lease.

Framingham, MA 4/21/07 - 
As Built Engineering has signed a long-term lease at  1451 Concord Street, a 13,930 s.f. office with warehouse space.  As Built Engineering designs and sells fire protection equipment.  Marlene Aron was the sole broker involved in the transaction and represented the Lessor.

Natick, MA 4/15/07  Michael Seadia leases 3,600 s.f. at 257 Worcester Street - Rt. 9 W to Vin's Liquors.

Ashland, MA 4/12/07 -  Marlene Aron leases an industrial condominium at 200 Butterfield Drive to Computer Recycling USA.  The modern 2,900 s.f. unit offers loading dock access, 15' height warehouse space and nicely built-out offices. There is one additional unit for lease and one 10,000 s.f. unit for sale in the complex.

Wayland, MA 4/12/07 -  Bodyscapes, a personal training franchise with locations in Lexington, Wellesley, Southboro & Newton will be opening at 241 Boston Post Rd., a newly construction 3 story office/medical building on Rt. 20.  Bodyscapes will occupy the entire first floor. Marlene Aron was the sole broker and represented Banner Construction, the owner/builder.

Framingham, MA 4/7/07 -  Marlene Aron leases  a Framingham  Medical Center. The 10,000 s.f. freestanding facility with an on-site surgical center was leased to Partners Healthcare.

Marlboro, MA  3/15/07 - Eric Brosler closes on first office condominium unit at the new Colonial Park Condominium Complex on Rt. 20.  The first unit has sold for $135,900.  Additional units range from 1,200 s.f. to a freestanding building of 12,000 s.f.

Framingham, MA  3/3/07 - Michael Seadia leases a  Rt. 9 restaurant site at 250 Worcester Road.  The new operation will be a seafood restaurant - watch for a grand opening in about one month.

Holliston, MA  2/22/07 - IPS & Phoenix Commercial RE co-broke a commercial  land sale in the New Englander Industrial park for $275,000.  The site was built to suit by the Seller, Rodenhiser Excavation, for landscaping company. Marlene Aron represented the Seller.

Framingham, MA  2/07/07 - Marlene Aron has sold 1319 Worcester Road - Rt. 9  a 3,800 s.f. brick office building on an 1/2 acre lot for $767,000.  The building will be used as a women's spa.

Wayland & Framingham, MA 1/10/07 - Marlene Aron signs 4 leases: 321 Commonwealth Ave. Wayland - 6,500 s.f. - 1st class office to Smart Source. 49 Loring Drive, Framingham - a 2,640 s.f. industrial condo. to Adonai Movers, 372 Union Ave., Framingham, a 3,800 s.f. office building to David Chapman of Northpoint Software & 1,200 s.f. at 116 Cochituate Road, Framingham to High Rankings, a search engine specialists company.

Westboro, MA 1/6/07 - Michael Seadia leases 3,000 s.f. at 200 Friberg Park to a software company.  
 
Framingham, MA 1/5/07 - Marlene Aron & Michael Seadia sell 390 Waverly Street, a 14,000 s.f. mixed use brick building located at the intersection of      Rt. 126 & Rt. 135.  The tenants included a national auto parts distributor, the Happy Swallow Pub and apartments.  The selling price was $1,150,000.

Southborough, MA 12/1/06 -  IPS has been chosen as the exclusive marketing agent for " Southborough Junction " a newly constructed 2 story 10,600 s.f. retail/office building located adjacent to the Southborough Commuter Rail Station. The entire building is available for medical/office  or first floor retail and second floor offices.            

Wellesley, MA 12/1/06 -  Michael Seadia has leased 1,500 s.f. at 467 Washington Street to BMA Communications, who will relocate to their new offices 12/16/2006.

Framingham, MA 11/21/06 - Marlene Aron has leased a 7,200 s.f. industrial condominium at 41 Loring Drive to an electrical distribution company.   The complex consists of several modern brick units.  Marlene represented the landlord and has one additional unit of 2,640 s.f. available now for lease.

Natick, MA 11/12/06 - Studio Fitness of Natick has relocated to Wethersfield Plaza.  Marlene Aron, who has represented the 7 unit strip center for over 12 years, is pleased to announce that the plaza is now 100 % occupied.

Wayland, MA 11/11/06 - Marlene Aron has leased an office suite to Teibel, Inc. in a newly constructed shared office center located at 241 Boston Post Rd. - Rt. 20.  Aron, who is exclusive agent for the building, came up with the shared office concept and already 3 suites have been lease with 3 more available.  Rents start at $1,000/m. and include all expenses.  The first floor of the building, 1,948 s.f.,  is available to one medical or office tenant.

Marlboro, MA 10/27/06 - Eric Brosler sells a 3 building office complex for $1,670,000. to an investor who is now offering office and medical condominiums for sale- starting at 1,000 s.f. (for $135,000) up to a freestanding 12,000 s.f. condo building.  Call Eric for details.

Framingham, MA 10/22/06 - Michael Seadia sells a 4,900 s.f. retail building on Rt. 9 to a furniture retailer.  The site, located at 275-279 Worcester Road was sold for $1,000,000. Marlene Aron represented the Seller, TAG Realty Trust. 

Natick, MA 10/1/06 - Marlene Aron leases 1,800 s.f. at 255 Worcester Street, Natick to    " Inches Away," a national weight loss/nutrition center.

Framingham, MA - 9/29/06 - Marlene Aron sells a professionally zoned 4 unit building at 363-365 Union Ave. for $640,000.  Attorney John O'Neill of DelPrete & O'Neill represented the Seller, Frances Thome.  Financing was provided by Global Mortgage.  Delores Torres of Cocoa Early Brokers represented the Buyer.  

Baltimore, MD - 9/13/2006 Eric Brosler sold 10,230 s.f. CVS Pharmacy, NNN investment for $3,858,000. Eric has represented the Buyer for 10 years and done numerous deals and is looking for additional NNN leased properties.

Shrewsbury, MA  - Katherine Wellington is named exclusive broker for " CenTech East, a 60 acre industrial park, offering office building sites starting at 4 acres. The entire site can support up to  600,000 s.f.   Please call Katherine for details.

Framingham, MA - Michael Seadia leases 1,600 s.f. to a caterer at 1 Edgell Road.  IPS represents the Lessor at 1 & 5 Edgell Plaza, an office/retail center and has one 812 s.f. glass sided end unit available for lease.

Holliston, MA - 9/7/06  - Marlene Aron was the sole broker for the sale 1750 Washington Street - Rt. 16, a 14,000 s.f. office/condo building.  The Buyers, John & Barbara Balser, will occupy 80% of building and will be moving their company, Veristat - a software firm specializing in FDA approvals, into the building soon.  The selling price was $1.4m. Marlene now has their current Holliston office building listed for sale - Asking - $695,000.   Call for details.

Framingham, MA - 9/1/06 - Marlene Aron, representing JT Haffey Builders has sold 543 Union Ave., a 3,200 s.f. office/garage building for $435,000.  The Seller provided financing.  Michael Soong of C21 Luciano Costa Real Estate introduce the Buyer who was represented Attorney Michael Foglia of Framingham. 

Marlboro, MA - 8/31/06 - Rt. 20 - A 7.8 acre commercial & residential parcel has been sold by Marlene Aron and Eric Brosler for $2.2M.

Worcester, MA -  8/25/06 - Michael Seadia and Katherine Wellington have been named exclusive brokers for a 181 unit residential condominium project located within walking distance to the Centrum.  The asking price of $2.2M includes permits for 181 units.  Please call for more details.

Worcester, MA -  8/15/06 - Investment Property Specialists, Inc. is pleased to announce the recent sale of 344 Franklin Street, Worcester, MA, a 300,000. s.f. warehouse building. The selling price was $1,220,000. IPS represented the seller V.T.T. Properties - Vaios T. Theodorakos.

Michael Seadia and Katherine Wellington of I.P.S. were the sole brokers involved in the transaction and have been renamed as exclusive brokers, representing the new owner, Solomon Hirsh for the leasing of the remaining 240,000.00 s.f.

Seadia commented, " $3.50/s.f. and being located just off Rt. 290 this site will be a great deal any company looking for a great value. The new owner will be offering rental incentives to attract tenants from 5,000 s.f. and up."

Framingham, MA  8/06- Eric Brosler of IPS representing the owner,  has leased a  32,000 s.f. USDA approved food manufacturing plant at 190 Fountain Street.  With over $1M of infrastructure improvements, this facility was a great deal for the tenant who has leased the facility with an option to purchase.

Worcester, MA -  8/16/06 - Michael Seadia and Katherine Wellington of IPS have sold 344 Franklin Street, a 300,000 s.f. multi story brick mill building for $1.1M.  The building will be handled by Michael and Katherine as leasing agents for the new owner.  Approx. 200,000 s.f. is available for $3.50 - $4.50/s.f. +

Ashland, MA -  8/7/06 - Marlene Aron has sold 200 Butterfield Drive, a 6,950 s.f. industrial condominium for $690,000.  The buyer Healthcare Systems of Ashland was represented by John Eysenbach of R. W. Holmes and Aron represented the Seller, Laminate Realty Trust.

Natick, MA - Rt. 9 - 8/1/06 - Eric Brosler has leased a 6,200 s.f. single story retail store at 395 Worcester Road, for City Schemes a furniture store that will continue operating at its Cambridge site.  The new tenant is also a  furniture retailer -internationally recognized home furnishings retailer Mitchell Gold/Bob Williamson. After completion of property upgrades and store renovations, MG/Bob Williamson is scheduled to open in late 2006. MG/Bob Williamson, with nearly 20 stores including Berkeley Street in the Back Bay, brings a unique blend of traditional and contemporary fashion design to the MetroWest. 

Marlboro, MA - Rt. 85 - 7/27/06 - Marlene Aron has sold a 33,581 s.f. corner lot with an 8,550 s.f. multi-tenanted building & 10 storage units for $1.1m.  The buyer, Red Streak Motors of Hudson will move into the building in the Fall.  Marlene is now representing Red Streak Motors for the leasing of 2,650 s.f. at their new location - 418 Maple Street.

Westboro, MA - Rt. 9 - 6/30/06 - Marlene Aron leases 2,350 s.f. at 276 Turnpike Road, known as Belmont Plaza, to Instant Imprints.  Michael Seadia of IPS has represented the owners of Belmont Plaza for over 12 years.

Marlboro, MA - Rt. 20 - 6/16/06 - Michael Seadia has leased a 15,000 s.f. store in a retail shopping plaza to Super Buffet Chinese Restaurant.  The landlord is R.K. Associates.

Westboro, MA - 5/30/06 - Eric Brosler is the sole broker for the sale of 69 Milk Street - Westboro Mills, a first class renovation project that was done by James Levin.  The selling price was $5.2M.  Brosler represented Mr. Levin for 10 years and will continue to represent the new owners.

Framingham, MA - 5/30/06 - Aron brings 2 tenants to REGUS headquarters, a full service office support center.  ProMedia, Inc. and ME Baker, Inc.  decided on the center due to the high image and flexible terms that REGUS provides.

Natick, MA - 5/30/06 - Marlene Aron has leased 20,000 s.f. at 12 Mercer Road to a State Agency.  Aron who is a specialists in procuring State tenants said, " 12 Mercer was chosen because it provided the tenant an entire freestanding building, in the right location and had an owner who was willing to work with the State to accommodate their needs."  

Framingham, MA - 5/30/06 - Michael Seadia sells the former Friendly's Ice Cream at 324 Union Ave. for $615,000.  The building will be used as a religious center by the Islamic Society of Framingham- http://www.islamic-societyframingham.org.   11 Offers were presented in the bidding sale process

Ashland, MA - 5/25/06 - Anna Vilnits leases 4,000 s.f. industrial/warehouse to J & R Machinery at 220 Eliot Street.  

Framingham, MA - 5/25/2006  - Marlene Aron has leased space to two Churches.  Agape Community Church will occupy a 3,000 s.f. building on Kendall Street and Christian Community Ministry will move into 46 Park Street.  Both groups are expanding into larger sites.

Holliston, MA - 5/20/2006 - Marlene Aron sells a 4,700 s.f. industrial condo at 70 Bartzak Drive.  The new construction condominium was built by Rodenhiser Excavation Company.  The selling price was $425,000 and financing was provided by Middlesex Savings Bank.  Aron currently represents Rodenhiser for a 9,000 s.f. built to suit which will be ready for occupancy in October 2006.

Framingham, MA - 5/10/2006 - Nuwaves Card and Gift Shop will be coming to Trolley Square.  Marlene Aron has leased the 918 s.f. store in the 50,000 s.f. plaza that is anchored by the U. S. Post Office.  3,500 and 1,800 s.f. stores are available at 855 Worcester Road, Framingham  ( Rt. 9).

Natick, MA - 5/3/2006 - Lease signed for 691 Worcester Street, a freestanding 3,500 s.f. building.  Zia Salon will occupy the entire building.  James Gordon of Gordon R.E. and Marlene Aron of IPS represented the Lessor and introduced the Lessee.

Framingham, MA - 4/10/2006 - Michael Seadia has sold 296 Irving Street, a 5,468 s.f. office building on 20,491 s.f. lot to Electronic Components, Inc., Ashland based computer company. The sale price was $648,000. Electronic Components, Inc. operates as a distributor supplying major businesses with obsolete and lard to find specialty electronic components. The company's major customers include BAE Systems, Northrop Grumman Systems and Raytheon. 

Framingham, MA - 4/1/06 - Marlene Aron leases 2,000 s.f. in downtown Framingham to a medical group.

Framingham, MA - 4/1/06 - Cambridge Eye Doctors have leased 255 Worcester Road, Framingham.  The new center will open June 1, 2006. Marlene Aron, exclusive broker for the center known as Marc Plaza was the sole broker and will represent Cambridge Eye for a 1,200 s.f. sublet in the plaza that is co-tenanted by LA Weight Loss Ctr. & Commonwealth LaCrosse.

Marlboro, MA  - 3/06 - Eric Brosler lists a 3 building office complex and has already placed in under agreement to investor who will develop the buildings into office & medical condominiums.  Units will start at 1,000 s.f. and one building of 10,000 s.f. is available too.  Call Eric for details.

Framingham, MA - 3/20/06 - Michael Seadia leases a 5,000 s.f. + retail store in Downtown Framingham to a furniture store at 196 Concord St.

Westboro, MA - 3/06 Katherine Wellington & Michael Seadia sell 111 Milk Street, an 89,666 s.f. warehouse/distribution center on 3.8 acres with 18' - 28' height for $3.3M.  The building was built in 1946 and a new section was added in 2002.  Mark's Moving Co., the new owner, will occupy most of the building. 

Framingham, MA - 2/20/06 - Marlene Aron lease 2,000 s.f. at 72 Union Ave. to a medical group.

Framingham, MA - 1/28/06 Michael Seadia sells a business zoned property on Rt. 135 at 776 Waverly Street.

Worcester, MA - 1/28/06 - Michael Seadia sells a 3 unit multi-family.  100% financing was arranged for the purchase.

Southboro,  MA - Anna Vilnits, listing broker and Michael Seadia, selling broker have sold 42 Turnpike Road, Southboro.  The property was used by a monument/granite company.  It will now be used as an Asian grocery store.  The selling price was $600,000.

Framingham, MA - 1/10/06 -  Anna Vilnits and Marlene Aron have sold 254-256 Franklin Street, Framingham, a 4 family investment property for $570,000 - 100% financing.

Framingham, MA - 1/10/06 - Rt. 30 - Office building located at 254 Cochituate Road has sold for $867,500 to a local physician.  The parcel consists of 4 office rental units on over 1/2 an acre of land and is less than 1/2 of mile to the Mass Pike.  Marlene Aron & Jim Gordon of Gordon Real Estate represented the Seller.  Marlene Aron introduced the buyer.
